The 2004 to 2006 increase in Santa Clara County Condo prices was weakly paralleled by Los Altos condo prices. Los Altos was much less affected when the prices fell from 2008 to 2009. More affluent areas were generally much less affected. As a result, the gap between the two areas increased. During the sharp rise in county prices from 2012 to 2014, the gap closed but remained greater than it was before. Starting during the Covid pandemic in 2020, the gap began to close back towards early 2000 levels. This is likely also related to the increase in interest rates that has further reduced new construction.
